This blog was created to inform people of a certain group of property companies and freeholders it may be advisable to avoid, when buying a home, or getting involved in a leasehold property in the UK.

It is becoming common knowledge that there are people involved in a number of property related businesses that, in many of their clients opinion, use unethical tactics to force people into paying astronomical fees.

The public should be made aware of these companies and possible unethical practices, and ensure they are well informed before entering agreements.

Judges should take this information into consideration at tribunals and appeals for Right to Manage.

We have just received our service charge for a block of 4 flats with a tiny communal hallway and a singular small flight of stairs and it is over £3,500 they have given us until 24th of December to pay. We are being completely over charged. We are a young couple who were trying to get on the property ladder. In the last 2 and a half years we have paid nearly £20,000 in fees and charges. It is absolutely ruining us. We are in the process of trying to get RTM (Right to Manage) however it will still be weeks and we still need to pay them for the service charge for the next 6 months even if we might be rid of them. It is making me ill and I don’t know what to do anymore. Honestly Eagerstates are ruining my life and I can’t cope anymore. We can’t sell without taking a massive loss, we can’t afford to do up our flat to make it more sellable, whatever we are paying Eagerstates they are not doing anything to make the block more sellable and improve it. I am at the end of my tether, seems we are doing the right steps but still they are trying to get as much money from us as possible.
I am not sure if i need advice or just some encouragement but I am close to ending it all.

    The process and excitement of buying a property for myself and son (single parent household) has been made unbearably stressful through these people and their unethical work practices.

  3. My neighbours and I have been fighting Eagerstates for over 11 years. They are involved in all types of scams.

    The latest ones:

    -BNO electricity Audit in small buildings

    -They are undercutting section 20 leaseholds chosen companies to get their preferred companies.

    – Rubbish bin cleaning

    – Fire safety and fire door audits done by the same companies which claim more works are needed

    – When it comes to FtT and RTM court cases, Roni appears to be always sick – Migraines / Headaches to postpone hearings. Judges are aware of it and don’t let him get away with it

    We are in process to get Right to Manage.

  4. They were managing a block of flats in Wokingham. Had to take them to court to move to a resident run management company. Absolute nightmare with spurious and outrageous charges. Now refusing to engage with the new company. Unprofessional and purely out of profit. This is the case they lost…

    Me and my neighbours were unfortunate to have our freehold sold to Assethold by our property developers without consulting. Assethold has appointed Eagerstate owned by the same family- usual practice. The building is built 2020 and they are the first to manage post developers. It has been only 1 since they took over and our bills is already more than 3x than we all agreed when bought our flats. The services we receive is absolutely shocking. The receipts are so dodgy that is ridiculous these people are keep doing this. Most of the service providers have been operating for a year or so and charge times more than the market and all Eagerstate say is they find it “reasonable”. We have also been charged for maintaining private gardens and fixing an issue into one single apartment, where the issue has been already fixed and paid by the developers. We have been charge close to £3,000 for replacing a single step, which was actually glued back and another £2,000 for single roof tile replacement. Every single charge is a joke basically. We questioned it all but haven’t received a single response, we asked for their compliant procedure – nothing, both companies don’t have even websites anymore. We are determined to get rid of them and to get some of our money back at least and just starting the horrible journey. Please let us know if you have any suggestions or recommendations for actions and solicitors that have experience with these people and could help. It is unbelievable how many people have suffered and how obviously they manipulate the system and continue to do it for 10+ years. Thank you

The freehold ownership of our property is super opaque and we are not sure who owns it (Assethold, one of their friends, someone else), but what we do know is that Eagerstates were appointed to “manage” the property – we have only ever recieved one letter from a freeholder years ago and that is all we were told….it has been down hill since then! Their tactics are well documented, but in our case go as far as them using pictures of neighbouring property as supposed evidence of providing services such as gardening. They don’t even know which property they are meant to be managing, consistently get the address wrong which could have all kinds of consequence from an insurance perspective. The lies and underhand tactics have often floated just on the right side of the law, but in our case their is evidence of actual dishonesty by proving they simply recycle pictures of buildings and use as “evidence”. It is shame that the only route for Leaseholders is FTT, where Eagerstates might lose but never pay. I wish someone (the police, etc.) would pick this up and properly investigate them as the criminal racket they are – I am sure any properly conducted fraud investigation would uncover dishonestly and malpractice, and do a hell of lot of social good by freeing 1000’s of leaseholders from them.

  7. I am not sure who you are or who has started this website and blog. I have had awful and numerous dealings with these people with a flat I own that they are both the freeholder of and the Managing Agent’s. Yes, they are absolute villains. All the very many reviews on many websites substantiate the practices and the illegal doings they carry out to extract as much money out of leaseholders and tenants as they can. They have been doing this and getting away with this for so many years, causing huge distress to so many people and cheating and robbing so many. It is great to see this blog to hopefully enlighten people about the companies mentioned here and the people that own and run them.
    Without doubt, there needs to be some sort of legislative government body to report them to and to get them struck off both as a company and to stop them operating in any further dealings, ownership of freeholds and management of properties. It is disgraceful that they can continue to operate in the way that they do without recourse. It is just so wrong that dishonest people and companies can continue without a process for the victims to report to get them struck off.

        we chose an expensive lawyer recommended for difficult freeholders. We had to get the right to manage first which they fought against. It cost us £11,000 and took nearly two years but got there in the end.
        we haven’t had the stress and frustration they cause for many years now, SO worth it!!!

    For anyone on the end of these people I wish you all the best. They are truly awful.
    We have had our Energy billing passed onto a company called Clever Energy Ltd.
    These people along with Avon Estaes Ltd and YandY Management have been invoicing hi
    Ute energy bills with no explanations.
    We have now refused to pay unless they can prove how they justify their billing.
    They are buying in gas at 3.5p and selling heat energy at 17p.
    I suggest everyone take a stand.
    Don’t say you won’t pay as this tends to work against you.
    I suggest you tell them you are more than happy to pay as long as they can justify their billing and not profiteering out of having the exclusive energy contract with residents who can’t move providers.
    Same goes for everything. You are justified to see accounts etc.

    I think a major point that needs to be exposed on this site are the developers that work closely with this family, and continue to do so even when shown proof that the flats they are selling are being sold to people who are then put into a life of misery.

    MOUNT ANVIL DEVELOPERS are the people who delivered us into the hands of this unscrupulous family. The more you look into it the more you find the strong ties between the two companies.

    WOULD YOU EVER BUY A PROPERTY FROM MOUNT ANVIL KNOWING THEY ARE GOING PASS U OVER THIS LOT. ABSOLUTELY NOT.

    This seems to be a cartel, and although Mount Anvil Developers are not the people who are providing the service from hell, they are just as guilty through association and complete failure regarding carrying out due diligence on Avon Estates/YandY Management/EagerEstates etc.

    I definitely won’t be buying a flat from Mount Anvil Development in the future after seeing the complete mess they have landed the residents of our block of flats into it. COMPLETE NEGLIGENCE, WITH ABSOLUTELY NO EMPATHY AFTER THE EVENT.

    THEY DONT CARE!!!!

  13. I have just read an article in the Daily Telegraph about your despicable actions to a homeowner in Essex. I hope you get all the bad publicity that can be generated. Hopefully people will turn away from your company in droves.

    Threatening to evict someone who quite rightly is contesting an astronomical service charge. I would like to know what you do to justify a £5000.00 plus charge.

    1. Lots of us have done RTM. You need to look at the Facebook group, referenced above, for support on RTM. We’ve done it, also FTT re service charges, and it is possible and there’s plenty of support there.

Hi all, I have recently written to both my local MP as well as Michael Gove (housing secretary) to make them aware of what Eagerstates are up to – this is a fantastic way to raise awareness and hopefully will lead to reform/pressure from the top. As well as this, I have recently started a formal complaint with the property ombudsman. If Eagerstates is referred to the Ombudsman they automatically have to pay a £3000 fine even if not found in the wrong (much larger fines if they are). There are a few steps needed prior to this but if you are truly unhappy with their service (as I am sure you all are) I would suggest doing this – the more the merrier on both accounts. I have included a couple of links on how to start the complaint process as well as a directory to find your local MP/ Michael Goves email – it is a good use of 5 minutes. Lets hit them where it hurts 🙂

    I wanted to suggest that people start getting RTM (Right to manage)

    Having done so we have managed to appoint our own leasehold management company and reduced our annual service charges by 66%.

    It would be good to suggest as well that this blog link the process and give explanation of how to complete this and recommended companies to assist towards the top of the page so people know there is a way to get help and get out.

    https://www.rtmf.org.uk/ is an example but we need to ensure we take away as many leaseholds as we can.

    Couple of pieces of information which may be useful :

    Eagerstates tried to charge an “admin / collection” fee on our ground rent each year . This was £50 a year which basically was a way for them to increase the amount of ground rent for Assethold (the freeholder) which they received each year. On behalf of the block RTM , I took them to the First Tier Tribunal (FTT) and won the case. They cannot charge this so if anyone else is being charged this amount please please make the effort to take them to the FTT. Unfortunately there is no legal precedent at FTT level so they will continue until each individual RTM stops them .

    If you’re a leaseholder under their block mgt then it is hard to do because they will find another way to hit you with charges , but if you’re part of an RTM and being charged this collection fee , please go ahead and make the case against them . Its £100 to make the application and likely costs will be recovered (ours were awarded as part of the ruling).

    Also we have experienced a situation where they are trying to charge an invoice from over 3 years ago . After taking advice , the “18 month rule” states that an invoice can only be passed on up to 18 months from when the cost was incurred ,

    Again please everyone ask for and check invoices !

    Too many other examples of incorrect and basically made up charges to list here but the above can hopefully be helpful to others

  24. Our block of less than 10 flats has been charged £7000 in one year for the communal electricity bill (pertaining to two sensor activated light bulbs in the hallway). We have been forced to pay the bill by Y&Y despite them admitting that Avon mistakenly paid two separate utilities companies.

    Hi,

    Eagerstates have charged me over £2500 bills when I moved into my property for ‘admin’ fees and ‘late notice fees’ even though it’s a RTM. They also double charged me ground rent even though I have evidence it was paid by the previous owners.

    I want to take them to First Tier Tribunal, but am concerned about the legal fees this involves. Has anyone had any experience/luck doing it themselves without paying a lawyer?

    2. Hi yes i did it on behalf of the RTM i am a member of . It was a straightforward process and only cost £100. The judge in our favour . If its the admin fees to collect ground rent you’re referring to then exactly what ours related to .
